The project is classified as a design-build initiative, which implies that the architect will not only be responsible for the design but also has the potential to serve as the general contractor for its construction. This may involve collaboration with an in-house construction firm or a partnered general contracting company.
The contract may be listed as Owner/Architect, but as noted, this is a design-build project where the contractor and architect collaborate to provide a unified bid.
General conditions refer to the basic requirements for the project, including administrative, logistical, and legal responsibilities, which may involve project management, site management, and other non-construction tasks.
As noted, topographical and boundary surveys are typically the property owner's responsibility. However, additional reports such as geotechnical and asbestos should be included as part of the project’s due diligence, which can be arranged as part of pre-design services.
The in-house architect will not serve as the lead architect; instead, they will collaborate with an approved lead architect for the project. Together, both architects will integrate their ideas to develop a forward-thinking, technologically advanced facility.
The cone of silence is still in effect.
Landscape architecture may be included as part of the engineering services depending on project scope. If necessary, a separate landscape architect may be brought on board as a consultant.
Yes, these questions should be addressed by the contractor as part of the design-build team, as they pertain more to general contracting qualifications and experience.
Similarly, these questions are geared towards the contractor's experience and should be answered by the contractor on the team.
Bidding and negotiation support may still be relevant in a design-build project to ensure that final construction costs align with initial estimates, or to resolve any outstanding cost issues as the project progresses.
